This Indenture  made this third Day of June in the year of our Lord one thousand seven hundred and ninety six Between John McQueen of Milton in the County of Saratoga in the State of New York, Carpenter and Ruth his wife of the one part and John McQueen of the County of Washington farmer and Priscilla his wife of the one part and Walter DeRidder of Easton in the County of Washington in the said State Farmer of the other part Witnesseth that the said John McQueen and Priscilla his wife for and in consideration of the sum of five hundred pounds lawful money of the said State of New York to them in hand paid said by the said Walter DeRidder at or before the  ensealing and delivery here of the receipt whereof is hereby acknowledged have granted bargained, sold, aliened, released and confirmed and by these presents do grant bargain, sell, alien, release and confirm unto the said the said Walter DeRidder in his actual possession on now being and to her heirs and assigns forever All that Farm in the township of Argyle in the County of Washington distinguished by number thirty four of the farms bounded as follows to wit beginning at a large white Oak Tree marked 35 & 34 thence runs south along Campbell’s Land twenty eight chains sixty eight links to a stake east twenty one links from a Maple Tree marked 34 and 35 Thence east one hundred and fifteen chains nine links to a White Pine Tree marked 35 and 34 thence north twenty eight chains sixty eight links to a White Pine Tree marked 34 and 35 thence west to where it began containing three hundred thirty two and an half Acres of Land including the usual allowance for highways, except one hundred Acres of land from the west end of said Farm which the said John McQueen hath heretofore conveyed by good And sufficient conveyance in the Law to one John Fulsom his heirs and assigns forever infer and except also fifty Acres of Land adjoining the Land so conveyed to the said John Fulsom in the said Farm heretofore conveyed by good and sufficient conveyance in the law to one Mary McMullin her heirs and assigns forever infer which said Farm contains after the above exceptions one hundred and fifty Acres of Land be the same more or less Together with all and singular the profits , advantages, privileges, Inducements, rights, members hereditaments to the same premises above granted and mentioned Subject to the above mentioned exceptions, belonging to in anyways appertaining and all the estate right, Title, Interest,  Deeder claim and demand of them the said John McQueen and Priscilla his wife  of in and to the same and the reversion and revisions remainder and remainders, rents, issues and profits of the said premises with the appurtenances To have and to hold the said premises hereby granted with the appurtenances unto the said Walter DeRidder his heirs and assigns to the only proper use and behoof of him the said Walter DeRidder his heirs and assigns forever and the said John McQueen for himself his heirs and assigns doth covenant and grant to and with the said Walter DeRidder his heirs and assigns that he the said Walter DeRidder his heirs and assigns shall and may from time to time and at all times hereafter peaceably and quietly have hold occupy possess and enjoy the said premises hereby granted with the appurtenances and here determents without the let suit Trouble hindrance, molestation, Interruption or denial of him the said John McQueen his heirs and assigns and of all and every person and persons whatsoever and freed and discharged  of and from all former and other gifts, grants, bargains, sales, lease, mortgages, deeds, uses, wills, rents and of and from all Other charges, estates rights, Titles and encumbrances whatsoever. In witness whereof the parties to these presents  have hereunto interchangeably set their hands and seals the day and year first above written John McQueen (J.M.) Sealed and delivered in the presence of the word may in the first time obliterated and the word June inserted before the action Caleb Nichols, G. Wendell. Received on the day of the date of the within Indenture from the within named Walter DeRidder the full consideration money therein mentioned John McQueen. Witnesses Caleb Nichols, Washington County. Be it remembered that on the day and date within written came before me Zina Hitchcock of the Judges of the Court of Common Pleas for the County John McQueen and acknowledged he had signed, sealed and delivered the within Indenture as his voluntary act and deed and I having examined the same and finding no material erasures or Obliteration or interlineations except those noted do allow the same to be recorded Zina Hitchcock. I certify the aforegoing Record to be a true copy of the Original Deed having examined and compared the same with the Record and entry there of this 16th Day of July 1796   John McCrea, Clerk
